You know you need a new roof. You've gotten an estimate, maybe two. Now you want to know: how long is this actually going to take? Here is a realistic roof replacement timeline based on how the process works on Long Island, from your first phone call to the final nail.

The installation itself takes 1 to 3 days for most single-family homes on Long Island. The full process from first contact to completion typically runs 2 to 4 weeks. The extra time is permits, material ordering, and scheduling.

Larger homes, complex roof designs, or unexpected deck damage can extend that timeline. Here is the breakdown of each phase.

Step 1: Inspection and Estimate (Day 1-2)

A roofing contractor comes to your property, walks the roof, measures it, checks for visible damage, and assesses the overall condition. This visit usually takes 45 minutes to an hour.

After the inspection, you should receive a written estimate within 1-2 business days. A good estimate is detailed. It should specify:

  • Full tear-off or overlay (we always recommend full tear-off)
  • Shingle brand, product line, and color
  • Underlayment and ice & water barrier coverage
  • Ventilation plan (ridge vents, soffit vents)

Step 2: Material Selection (Day 3-5)

Materials are delivered 1-2 days before installation. Shingle bundles, underlayment, flashing, ice barrier, and ridge cap will be staged on your driveway or front yard. A dumpster will be dropped off for debris from the tear-off.

Before the crew arrives, you will need to:

  • Move vehicles away from the house (falling debris is a real concern)
  • Clear items from the attic directly under the roof if possible
  • Let your neighbors know about the noise
  • Secure or bring in outdoor furniture near the house
  • Make sure the crew has access to an exterior electrical outlet

Step 5: Installation Day (1-3 Days)

This is the part everyone wants to know about. Here is what happens on installation day, roughly in order:

Morning: Tear-off

The crew strips all existing shingles, underlayment, and flashing down to bare plywood decking. This is the loudest part of the job. Everything goes into the dumpster. On a standard ranch or cape, tear-off takes most of the morning.

Midday: Deck inspection and repair

With the old roof removed, the crew inspects every sheet of plywood. Soft spots, rot, and water damage are marked and replaced. This is the one variable you can't fully predict before tear-off. A few sheets of plywood are a quick fix. Widespread rot adds time and cost, but your contractor should have discussed this possibility in the estimate.

Afternoon: Underlayment, ice barrier, and drip edge

Ice and water barrier goes on all eaves, valleys, and around penetrations (chimney, vents, skylights). Synthetic underlayment covers the rest of the deck. Drip edge is installed along all edges. This layer is your secondary defense against water.

On Long Island, New York State building code requires ice and water barrier extending at least 24 inches past the interior wall line on eaves. We exceed that minimum because we know what ice dams and wind-driven rain do to roofs here.

Day 1-2: Shingle installation

Starter strip goes on first, then field shingles work from the bottom up. The crew installs flashing at every transition point: walls, chimneys, skylights, pipes, and vents. Ridge cap goes on last to seal the peak.

A standard 1,500-2,000 sq ft roof with moderate complexity can be fully shingled in one day by an experienced crew. Larger homes or roofs with lots of dormers, valleys, and penetrations take two days. Very large or very complex roofs may stretch to three.

Final: Cleanup

This matters more than most people realize. A good crew uses tarps around the house during tear-off, runs a magnetic roller across the lawn and driveway to pick up nails, and leaves the property clean. We do a full walk-around with the homeowner at the end.

Step 6: Final Inspection

After installation, your contractor calls for a final inspection from the town building department. An inspector visits to verify the work was done to code. This usually takes 3-7 business days to schedule after the request.

The inspector checks permit compliance, proper installation practices, and code requirements. Once passed, the permit is closed. Your contractor should provide you with a copy of the passed inspection along with warranty documentation.
