Understanding Roof Warranties: What Long Island Homeowners Need to Know
A new roof is one of the biggest investments you will make in your home. The warranty that comes with it determines whether that investment is protected for 5 years or 50. Most homeowners do not fully understand what their roof warranty covers, what voids it, or why the contractor they choose directly affects their coverage. Here is everything Long Island homeowners need to know.
The Two Types of Roof Warranties You Need
Every roof replacement should come with two separate warranties. If a contractor only mentions one, ask about the other before signing anything.
Manufacturer Warranty (Materials)
This warranty comes from the company that made your shingles, underlayment, and accessories. It covers defects in the materials themselves: premature cracking, curling, blistering, excessive granule loss, or algae staining. If the shingles fail before their rated lifespan due to a manufacturing defect, the manufacturer pays for replacement materials.
What it does not cover: damage from storms, falling debris, improper installation, or normal wear and tear. A manufacturer warranty is not an all-risk insurance policy. It specifically protects you against defective products.
Workmanship Warranty (Labor)
This warranty comes from your roofing contractor. It covers mistakes made during installation: improper nail placement, poor flashing work, inadequate ventilation, incorrect underlayment application, or any other installation error that causes your roof to leak or fail prematurely.
Workmanship issues are the number one cause of premature roof failure. The materials are rarely the problem. A shingle rated for 30 years will not last 10 if it is installed incorrectly. This is why the workmanship warranty is arguably more important than the manufacturer warranty, and why choosing your contractor carefully matters so much.

Pro-Rated vs Non-Prorated Warranties
This is where warranty language gets misleading, and where many homeowners get surprised when they file a claim.
Non-Prorated (Full Coverage)
During the non-prorated period, the manufacturer covers 100% of the cost of replacement materials if they fail due to a defect. Some non-prorated warranties also cover labor costs. This is the strongest protection available.
Most premium shingle lines offer 10-15 years of non-prorated coverage. During this period, if your shingles fail due to a manufacturing defect, you pay nothing or close to nothing.
Pro-Rated (Declining Coverage)
After the non-prorated period ends, coverage becomes pro-rated. This means the manufacturer pays a decreasing percentage of the replacement cost based on how old the roof is. A 30-year warranty with 10 years non-prorated might only cover 30-40% of material costs in year 20.
When comparing warranties, pay attention to the non-prorated period, not the total warranty length. A warranty that is "lifetime" but only non-prorated for 10 years may provide less real protection than a 50-year warranty that is non-prorated for 25 years.
System Warranties: The Best Protection Available
System warranties are the top tier of roof warranty coverage. They are offered by major manufacturers when a certified contractor installs a complete system of matching products from that manufacturer: shingles, underlayment, starter strip, ridge caps, ventilation, and hip and ridge shingles all from the same brand.
GAF Golden Pledge Warranty
GAF's strongest warranty, available only through GAF Master Elite certified contractors (the top 2% of roofers nationally). Coverage includes:
- 50-year non-prorated material coverage
- 25 years of workmanship coverage backed by GAF (not just the contractor)
- Covers both materials and labor for the first 25 years
- Transferable to the next homeowner
The key advantage: if your contractor goes out of business, GAF still honors the workmanship portion. With a standard workmanship warranty, if the contractor closes, your warranty disappears.
Owens Corning Platinum Preferred Warranty
Owens Corning's premium warranty, available through Platinum Preferred contractors. Similar structure to GAF Golden Pledge:
- Lifetime limited material warranty (non-prorated for the first owner)
- 25 years of workmanship coverage
- Backed by Owens Corning, not just the installing contractor
- Requires a complete Owens Corning Total Protection Roofing System

CertainTeed's enhanced warranty offers up to 50 years of material coverage with workmanship coverage available through SELECT ShingleMaster contractors. Coverage terms depend on the contractor's certification level and the specific product line installed.

What Voids a Roof Warranty
Your warranty is only good if you do not accidentally void it. Here are the most common ways Long Island homeowners lose their warranty coverage:
- Improper ventilation: Most manufacturer warranties require adequate attic ventilation. If your attic does not meet the minimum ventilation ratio (usually 1 sq ft of ventilation per 150 sq ft of attic space), the warranty can be voided. Poor ventilation causes heat buildup that bakes shingles from underneath, and manufacturers will deny claims if they find inadequate ventilation.
- Unlicensed repair work: Having an unlicensed contractor, handyman, or DIY work done on your roof can void both the manufacturer and workmanship warranties. Always use a licensed roofer for any roof work, even minor repairs.
- Improper modifications: Adding satellite dishes, solar panels, skylights, or other penetrations without proper flashing and sealing can void your warranty. If you plan to add solar panels, do it during the roof replacement or have the original contractor handle the installation.
- Pressure washing: Power-washing asphalt shingles strips granules and voids the warranty. Long Island homeowners sometimes pressure wash to remove algae or moss. Use a chemical treatment instead.
- Layering shingles: Installing new shingles over old ones (a "nail-over") may void the manufacturer warranty unless explicitly approved. Most manufacturers and most warranties require a full tear-off.

Long Island's coastal climate creates specific warranty situations that homeowners elsewhere do not deal with:
Salt Air and Coastal Exposure
Some manufacturer warranties exclude or limit coverage for "abnormal environmental conditions," which could theoretically include salt air corrosion on metal components. When choosing roofing materials for Long Island, make sure the warranty specifically covers coastal installations. Most major manufacturers do cover salt air exposure, but read the fine print.
Wind and Storm Damage
Manufacturer warranties typically do not cover wind damage above a certain speed. Most warranties cover winds up to the shingle's rated speed (110-130 mph for standard architectural, 130-150 mph for premium). However, some warranties require the homeowner to file claims within a specific timeframe after a storm event. After a nor'easter, inspect your roof promptly and document any damage.
Ice Dam Damage
Warranties generally do not cover damage caused by ice dams because ice dams result from inadequate ventilation or insulation, not material defects. This is another reason proper attic ventilation is critical on Long Island, where freeze-thaw cycles happen regularly from November through March.
Warranty Transferability: What Happens When You Sell
If you are planning to sell your Long Island home, a transferable roof warranty is a genuine selling point. Here is how transfers typically work:
- Transfer window: Most manufacturers require the transfer to be completed within 30-60 days of the property sale. Miss the window and the warranty may not transfer.
- Transfer fees: Some manufacturers charge a nominal transfer fee ($50-$100). Others transfer for free.
- Coverage reduction: Upon transfer, lifetime warranties often convert to a fixed term (20-40 years from the original installation date). Non-prorated periods may also be shortened.
- System warranty transfers: GAF Golden Pledge and Owens Corning Platinum warranties are transferable, though coverage terms may change. This is a significant selling point in Long Island's competitive real estate market.

How to Choose a Contractor Based on Warranty
The warranty your contractor offers tells you a lot about how confident they are in their work. Here is what to look for:
- Minimum 10-year workmanship warranty: Any contractor unwilling to guarantee their work for at least 10 years either does not trust their own installation quality or does not plan to be in business that long. Both are red flags.
- Manufacturer certification: GAF Master Elite, Owens Corning Platinum Preferred, or CertainTeed SELECT ShingleMaster certification means the contractor has been vetted by the manufacturer and can offer enhanced warranties. Only a small percentage of contractors qualify.
- Written warranty documentation: Get the warranty in writing before work begins. It should clearly state what is covered, for how long, and what voids it. Verbal warranties are worthless.
- Track record: A contractor who has been operating on Long Island for 10+ years under the same name and license is more likely to be around to honor their warranty than a company that appeared last year.
